1. Who pays the transfer fee?

The transfer fee is paid by the buyer.

2. Are there any service charges?

There is a charge of 50 Baht per sq.m. of land per year. This pays for the upkeep of the communal areas and for the maintenance of the swimming pool (chemical dosing and cleaning). It also includes the basic care of your lawn. More details are available in the public facilities service agreement

3. Can I buy extra land and how much is it?

Larger plots are available. See price list for details

4. Does the price include a swimming pool?

Yes, there will be 2 community pools built with the project. one large pool with Jacuzzis for relaxation and a lap pool for those that like to exercise.

5. Can I build a Pool or Jacuzzi on my lot?

Yes, all the lots have been sized to allow space for a 5 * 8 meter pool and all of our house designs have an outdoor access storage area which could be use as a pool house. It is best to let us know early to ensure we have the piping into the storage room 

6. Can we make any exterior changes to the house?

No. We have a strict policy to prevent any changes in order that the whole project is within keeping.

7. Are the houses walled?

The project has a 2 meter wall on the outside for security. No interior wall are allowed. However each home will have a low hedge on the sides and the back to mark the property lines.

8. Are the mains water and electricity connections included in the price?

Yes both. Standard 5 amp electricity meters are fitted. 15 amp meters are available.      

9. Are the Houses elevated off the normal land level?

Yes, at approximately 60 cm.

10. Is the garden included in the price?

Yes. the initial landscaping is completed by the developer

11. Are the roofs insulated?

Yes. Reflective foil is place under cement tiles to reduce the temperature

 in the home. We also use Superblock wall construction to further

 reduce the cost of staying cool in the tropics.

13. Is there a guarantee on construction?

Yes. 1 year.

14. Are there security guards?

Yes. Security guards will be at the entrance to the project 24/7.

15. Do the houses have hot water systems?

Yes we provide central hot water heating so every tap has hot water.

16. Do the house have air conditioning?

We provide 2 in the listed price but will offer packages if you want Air Conditioning in every room. Two sizes available depending on room size.

17. What is installed in the kitchen?

We provide a very complete kitchen. Cabinets are made with hardwood

veneers and counter tops are standard with tile surfaces. Upgrade

options such as granite counter tops of solid hardwood doors are

available 

18. What is included in the bathrooms?

When you receive your set of builders drawing you will see two options one option provides bathtubs the other option provides for showers. Other items include sinks over vanities tiles to match the walls and water saver toilets.

19. How are the floors finished?

The standard floor is done with 30 * 30 cm marble. We try for a base colour of white but there is a wide variation based on what comes out of the quarry  .

20. Can I choose different tiles or other finishing's?

Yes, we welcome your needs and charge you only for the difference between our standard materials and your request.

21. Can I build extra Terraces & Sundecks

What better way to enjoy the climate. Finished in tiles or sand wash with a choice of colours.

22. What about a Water tank

Yes we provide a 6000 litre underground storage tank. For a small additional cost for pebbledash we have the top of the tank above the surface to be used a terrace.

23. Is a Water pump included?

Yes we provide automatic self priming domestic water pump for customers requiring that extra pressure.

24. How about a security system

Yes, as an option. Includes motion detectors, window and door sensors and an optional central monitoring station.

25. Can Fly and insect screens be fitted?

Fit screens to your windows and doors and enjoy the breeze.

26. Do you have a Gardening Service?

Yes this is included with your public facilities services contract .
